Leave the M5 at Exeter (junction 31), and take the A38 towards Plymouth for 26.3 miles to the Wrangaton Cross junction signed to Ermington/Modbury/Yealmpton. Follow the A3121/A379 for 7.6 miles to Modbury. Drive through Modbury and one mile further on, at Harraton Cross, turn right onto the B3392 signposted Bigbury on Sea. After 1.4 miles turn right at the Seven Stones Cross junction, signposted to Kingston. Continue to follow the signs for Kingston for 1.8 miles, taking a left, left again, and a right, which will bring you into the main village street. Go past a close of modern houses on your right (Overlangs) and continue past a row of thatched cottages, also on your right (Chapel Row). You will see a telephone box on your left and Ivy cottage is the large thatched cottage on your right, immediately before the fire station.
